In most cases, they are <strong>purchased on credit<\/strong>with a <strong>tax reduction<\/strong> and leverage, but don't forget that it's quite a commitment over the long term. The shares of these companies are not listed at all, so if the owner would like to sell them, it won't be possible, unless there is a buyer. This is what we call the private market, which is <strong>normally organized by SPCI<\/strong>. Once or twice a year, the price of the shares is evaluated according to <strong>the estimated value of the real estate<\/strong>. This means that it is advisable to separate the returns higher than <strong>6% of the management houses<\/strong>and this, in all circumstances.<\/p>\n<h2>The impact of Covid-19 on SCPIs<\/h2>\n<p>It is true that the <strong>CoVid-19<\/strong> has probably pushed companies to a great reduction of the real estate parks, here are some illustrations:<br>\nThe majority <strong>of large companies have <\/strong><strong>indebted <\/strong>in 2020 in order to face the health crisis that threatened them.
